Nehemiah Corporation of America Reaches $1 Billion Milestone in ...

SACRAMENTO, Calif., Jan. 24 /PRNewswire-USNewswire/ -- Nehemiah Corporation of America, the oldest and largest provider of private downpayment assistance in the United States, today announced that the non-profit has provided more than $1 billion in mortgage downpayment assistance through The Nehemiah Program(R). Initiated in 1997, The Nehemiah Program(R) has helped over 250,000 minority and low to moderate income families become homeowners to date. The Program reported substantial growth in 2007 as banks and mortgage lenders abandoned risky products once promoted to low and moderate income families and returned to the stability and affordability of mortgage products offered in conjunction with FHA loan insurance.

The Nehemiah Program provides private downpayment assistance to homebuyers who qualify for FHA-insured mortgages but are not able to make the downpayment necessary to secure the mortgage.

In the wake of the subprime mortgage implosion, tales of homeowners going broke when their loans go adjustable have taken on the universality of parables.

At the heart of these stories lurks a seductive villain: the adjustable rate mortgage. As the prevailing wisdom goes, the loan product lures homeowners into a legal bait and switch — dangling tantalizing teaser rates before their hungry eyes, then revealing an adjustable rate that rears up like a Loch Ness monster from serene waters and devours the homeowner whole.

In this context, it's easy to regard all adjustable rate mortgages as bad news. But the facts are far more complex. Sure, many people got adjustable rate mortgages they didn't understand and ultimately couldn't afford. And now that the 30-year fixed rates have dropped to 5.48 percent, their lowest level in four years, and one-year ARM starter rates are at 4.99% and the differential is only about half a percent, it's not the most attractive time to shop for an adjustable rate mortgage.

What is behind this? A lot of things, but here's a central one: They want to fire Congress because they can't fire President Bush. [E.A.]

For their part, many Democrats are acting, emotionally, as if they can 'stop the madness' by electing Speaker Pelosi. But they can't. That's one reason the Catharsis Theory of the election--that Republicans will benefit if voters vent their pent-up frustrations in 2006 rather than in 2008--may be wrong. Won't there will be plenty of ongoing frustration if even a solid Dem victory doesn't change much? ... P.S.--Just a Reminder: In a parliamentary, or even quasi-parliamentary, system, Noonan's restive Republicans could replace their leader now, when it's in the national interest to do so.

Sunday amid heated jockeying and negotiating that threatened to create a rift between the company's board and some family advisers, according to people familiar with the matter.

Still, the company's fate remained too close to call, these people said. Michael B. Elefante, the family's lead trustee, indicated to some on the board last night that he has slightly less than 30 percent of the overall vote.

SEOUL (Reuters) - North Korea marked the anniversary on Wednesday of one of its rare Cold War victories over the United States by saying a U.S. spy ship it seized 40 years ago served as a lesson to show it can repel an invasion.

It is the paranoid state's latest dig at its long-time foe and which it still labels as an arch enemy despite Washington's pledge to provide aid and better diplomatic standing to Pyongyang in a disarmament deal.

"(The Pueblo) is historical evidence proving before the whole world the victory of the DPRK (North Korea) in the confrontation with the U.S. to protect the national sovereignty and dignity," the North's state media quoted an official as saying on the anniversary of the January 23, 1968 capture of the USS Pueblo.
